Actions Before Looking

Identifying up-front what is affordable will save time and frustration.

Recommend experienced loan officers from leading mortgage companies that can be your principal guide through the financing process.

Being pre-approved for a loan before you an offer is made strengthens the negotiating position.

Explain and get signed the Exclusive Buyer Brokerage Agreement.

Provide a copy of the Purchase And Sale Agreement and related forms for review and answer any questions.

 

Finding A Home

Our team has access to virtually every property for sale in this market.

Out-of-town clients will receive a relocation package with information about the Metro Atlanta area.

Home viewing trips will be planned to meet any schedule.

Showings will include previously selected and/or newly listed proprieties that meet the criteria.

Assist with the evaluation of the property for resale.

Address any items of concern about the property

 

Submitting An Offer

Explain all the steps that will occur and answer all questions.

Address the following to establish a negotiating strategy:

   Comparable sales

Property disclosure for any problems

Current market condition

Time the property has been on the market

Motivation of the seller

Contingencies and/or conditions to include

Special stipulations to include

Personal property to include

Closing and possession date

Earnest money amount

Select closing attorney

Present the offer.

Negotiate to obtain the best price and terms.

 

After The Binding Agreement

Deposit the earnest money.

Provide a contract date summary.

Prepare multiple copies of the final contract and obtain signatures.

Distribute copies of the final agreement to all parties.

Property inspections:

   Recommend qualified home inspectors, termite    companies and others.

   Review the home inspection report with the Home Inspector and the Buyer.

   Prepare the Amendment to Remove Inspection Contingency or Amendment To Address Concerns.

Negotiate to obtain the requested repairs and/or concerns.

Order home warranty, if applicable.

Communicate with all parties until closing.

Be at the final walk-through.

Review the HUD Statement (closing settlement form).

Answer any questions or help resolve any issues at the closing.
